They are seeking a Preconstruction Director to steer their high-value Design-Build pipeline. This is a critical leadership appointment designed for a technical strategist who excels at navigating the “gray area” of early-stage project development and establishing financial viability long before construction begins.

Job Description

  • Conceptual Mastery: 10+ years of preconstruction leadership within the NYC market, with a mandatory ability to build detailed, defensible cost models for $100M+ projects from minimal documentation.

  • Design-Build Fluency: A proven track record in the Design-Build delivery method, understanding how to manage the iterative nature of early-stage design.

  • Sector Pedigree: Deep estimating history in major institutional sectors, including Healthcare and Education (K-12 and Higher-Ed), alongside large-scale Commercial Office or Hospitality work.

  • Technical Sophistication: Expert command of the modern precon stack (On-Screen Takeoff, BuildingConnected, Bluebeam) and the ability to build advanced, custom cost-modeling tools in MS Excel.

  • Communication Prowess: The gravitas to present complex financial data to owners, architects, and stakeholders, acting as a trusted advisor throughout the preconstruction lifecycle.

What we're looking for

As the Preconstruction Director, you will be the strategic architect behind the financial feasibility of major ground-up developments. This is not a role for a traditional bid-day estimator; it is for a conceptual expert who can build robust cost models from preliminary narratives and schematic designs.

  • Strategic Cost Modeling: Lead the upfront cost planning for projects ranging from $50M to $250M+, specializing in Education, Healthcare, and Commercial Office sectors.

  • Design-Build Stewardship: Serve as the primary link between design and construction, developing Level 1 and Level 2 cost models during the SD/DD phases to ensure project viability.

  • Value Engineering Leadership: Drive the value-discovery process, collaborating with design teams to provide rapid-fire cost feedback and creative engineering solutions that protect the client’s budget without compromising quality.

  • Executive Presentation: Prepare and defend comprehensive cost reports and risk analyses for executive leadership and sophisticated institutional clients.

  • Market Insight: Leverage a deep understanding of NYC labor trends, material volatility, and regulatory shifts to insulate projects from future risk.
